Livingston County runs its 2026 tax sale in person only on Thursday, November 5, 2026 at 6:00 PM, at the Livingston County Highway Facility, 4389 Gypsy Lane, Mount Morris, NY 14510. How registration works

Registration happens at the door on sale night. Bring a valid New York State driver license or other acceptable ID.

  • Owners cannot bid on their own parcel. The current assessed owner of a parcel may not bid on it, directly or through an agent. If one does, the sale is cancelled and the deposit and premium are retained as liquidated damages (2026 booklet, Term 8).
  • Incomplete purchases follow you. A buyer who fails to complete a purchase may be disqualified from future county tax auctions as a non-responsible bidder (2026 booklet, Term 23).
  • You sign at the sale. The successful bidder signs a public auction contract at the sale, when the deposit is paid.

Terms: what a bid actually costs

The money layer, from the county 2026 auction booklet. One warning first: the 2020 booklet carried a 30 day balance rule. That rule does not appear in the 2026 terms. Do not plan around it.

Deposit ruleThe greater of 10 percent of the bid price or $2,000, due immediately on being declared the successful bidder. If the bid is under $2,000, the entire bid price is due immediately.
Deposit forms acceptedCash or certified check or equivalent. Personal checks will not be accepted (confirmed in the county October 7, 2026 release).
Buyer premium10 percent of the bid price, paid immediately on being declared the successful bidder, in addition to the bid price.
Advertising feeNone stated.
Other fees and closing costsThe buyer pays all recording costs and fees. Premises are sold subject to all current year taxes due and owing, which may include relevied school and village taxes (2026 booklet, Term 13(g)).
Balance duePaid on a closing date scheduled by the County after the sale. The County Treasurer office contacts the buyer to schedule closing; the balance and expenses are paid then, in cash or certified check payable to the County Treasurer. Fail to pay at closing and the County may cancel the sale and retain the deposit and premium as liquidated damages (Term 10). All sales are subject to approval by the Livingston County Board of Supervisors; if the Board does not approve, the deposit is returned (Term 7).
Deed typeQuitclaim deed, sold As Is, using the tax roll description from the year the County acquired title. The deed counts as delivered on recording, and ownership starts on recording: no access or occupancy before recording. The buyer pays the County Clerk recording fees (Term 15).

Before you bid

Parcels were acquired by the County through the tax foreclosure (in-rem) process before the sale; the sale itself is a disposition of county owned property. Press coverage listed this date inconsistently (November 5 against November 6, in a syndication of the county release). The county own release and the 2026 booklet say Thursday, November 5, 2026, and that is the date that governs.

Verify before you go: this sale is in person, at one address, on one night. Confirm the date and the booklet terms on the county site before you travel to Mount Morris.
