Dutchess County tax sale, fall 2026

Verified · Checked Oct 15, 2026

Dutchess County runs its 2026 tax sale online on Wednesday, October 21, 2026, through NYSAuctions.com (Absolute Auctions and Realty). This is the fastest moving deadline in the New York season: registration closes the same day bidding opens, Monday, October 19, 2026 at 4:00 PM, and there are no exceptions. If you search for a Dutchess County tax auction, this is the sale, and the registration deadline matters more than the sale date.

Everything on this page comes from the auctioneer's official terms for this auction, checked on October 15, 2026. The catalog listed 100 parcels at that check.

How registration works

Register for this specific auction at NYSAuctions.com. Having an account on the site is not enough on its own. After you register, the Internet Bidding Packet (IBP) is emailed to you through DocuSign (packets went out after October 9). The completed packet must be received by the registration deadline, Monday, October 19 at 4:00 PM, with no exceptions.

  • Photo ID is required: a driver license or a passport.
  • LLCs and corporations must also supply the state filing notice and the IRS EIN notice. Corporations also supply a board resolution authorizing the purchase.
  • Guaranteed funds timing: guaranteed funds must reach the auctioneer's office (45 South Avenue, Pleasant Valley, NY) by Monday, October 19 at 4:00 PM to qualify for the lower 10 percent buyer premium. See the terms below.

Before you bid

This is an in-rem foreclosure sale under RPTL Article 11. Under the County Land Disposition Policy, a former owner has an exclusive chance to reacquire a parcel by paying all back taxes, fees, and interest until 5:00 PM the day before the auction, so parcels can be pulled right up to that point. Check the removal list on the auction page before you spend time on a parcel. Owners who owe delinquent taxes on any Dutchess parcel they own may not bid.

Verify before you go: dates and terms were checked on October 15, 2026, and counties can change them. Read the official terms on the auction page before you register.
