How registration works

Register for this specific auction at NYSAuctions.com. The DocuSign Internet Bidding Packet link is emailed to registered bidders on October 30, 2026. Complete it to be approved; approval flips to Yes when bidding opens on November 10.

  • Packet date: October 30, 2026. If the packet email does not arrive, that is the moment to chase it, not sale week.
  • Delinquent taxes bar you. Anyone who owes Essex County delinquent real property taxes on any other parcel must pay in full before the auction or may not bid.
  • Seminar: a bidders seminar runs Tuesday, November 10 at 6:00 PM at the sale location.

Terms: what a bid actually costs

The money layer, from the terms of sale. Read the payment forms closely: this sale takes no wire transfers and no American Express, with no exceptions.

Deposit ruleThe greater of $1,000 or 25 percent of the total contract price (bid plus buyer premium), due immediately at the contract table on being declared the high bidder. If the total purchase price is $1,000 or less, the full price is paid at the auction.
Deposit forms acceptedCredit card (MasterCard, Visa, or Discover; no Amex), cash, or guaranteed funds (bank, teller, or cashier check, or money order) payable to Essex County Treasurer. Wire transfers will not be accepted. No exceptions.
Buyer premium11 percent of the bid. A 1 percent premium discount applies when the deposit is paid in cash or guaranteed funds.
Advertising fee1.5 percent of the bid amount.
Other fees and closing costsThe purchaser pays all closing fees, costs, and expenses per the terms of sale. Credit card deposit chargebacks are prohibited by the terms: a $750 recovery fee applies if a chargeback is attempted and overturned.
Balance dueAt closing after the auction, per the Contract of Sale executed at the auction. The terms of sale govern, and there are no selective closings: every parcel won must be paid in full.
Deed typeQuitclaim deed from Essex County, carrying a 60 month restriction: no conveyance back to the former owner (or a relative) within 60 months of the auction, with automatic reversion to the County if attempted.

Before you bid

This is an in-rem foreclosure under RPTL Article 11; the County sells parcels it has foreclosed. The catalog was still empty at the October 15 check, so the parcel list itself is the thing to watch: showings run Wednesday, November 11, on a schedule posted November 6, and the removals list updates as parcels come and go.

Verify before you go: confirm your approval status reads Yes before November 12, and reread the official terms before you bid. An unapproved account cannot bid, however good the parcel looks.
