The season opens Wednesday, October 21, 2026 in Dutchess County and closes Wednesday, December 2, 2026 in the Town of Greenburgh.
The date that decides whether you bid is usually not the sale date. On most of these sales, registration closes one or two days before bidding ends, a completed packet has to be in the auctioneer's hands by that deadline, and there are no exceptions. Every county page below leads with both dates, then walks through registration, the deposit rule, the buyer premium and the balance date, with a link to the official sale page for that auction.

How the season runs
- Most of these sales run online. Dutchess, Orange, Poughkeepsie, Orleans, Lewis and Greenburgh sell online only, and Essex County runs a live sale with simultaneous online bidding. Livingston County is the exception: in person only, and you register at the door on sale night.
- Registration is the real deadline. On the online sales, bidding opens a day or two before lots close and registration shuts while bidding is open. Miss the registration deadline and the sale date does not matter.
- Unpublished means unpublished. Where a county has not posted its terms yet, its page says so instead of filling the gap. Lewis County's registration day is a flagged inference on its page, drawn from the auction page's own wording, and it is labeled that way here too.
- Parcels get pulled. Former owners can settle back taxes and remove a parcel until shortly before the sale. Check the removal list on the official sale page before you spend time on any parcel.
