Land Investor Due Diligence Toolkit

$49 · PRO $79

Checklist · Bid worksheet · Letter pack · PRO adds the worked deal files

Most tax sale losses are not bad parcels. They are good parcels bought at a number that never worked. The Toolkit is the process we run before any bid: check the parcel in the right order, do the math backwards from a realistic resale, and write the ceiling down before the sale starts.

The Toolkit starts once you have a parcel in front of you. For the season itself, the NY Tax Sale Deadline Calendar tracks the county sale dates and registration deadlines that decide which parcels reach your desk.

Worked example

The $1,900 lot that costs $5,027.50

Hammer$1,900.00
All-in$5,027.50
Above the hammer$3,127.50

A lot comes up at a county sale and the hammer falls at $1,900. That is not the price. Add the buyer's premium, the advertising fee, the back taxes that come with the parcel, recording and closing, and the cost of holding it until it sells, and the real number is $5,027.50 all in. The worksheet exists so you see that figure while you can still do something about it, which is before you raise your hand.

This is a worked example built for teaching, using the Toolkit's own documents. It is not a record of a purchase.
